SBA 7(a) vs. 504 vs. Express: How the SBA Loan Programs Compare

You apply through a participating lender (or, for 504 loans, a Certified Development Company), and the SBA guarantees part of the loan. Each program fits a different need:

SBA 7(a) Loans

  • Purpose: the SBA’s primary business loan program
  • Maximum loan amount: $5 million
  • SBA guarantee: 85% for loans of $150,000 or less; 75% for larger loans
  • Maximum term: up to 10 years for working capital, inventory and intangible assets; generally up to 10 years for equipment, or up to 15 years if the IRS asset class useful life supports the term; up to 25 years for real estate (SBA SOP 50 10 8.1, Appendix 17)
  • Eligible uses: working capital, equipment, real estate, refinancing business debt and changes of ownership

SBA 504 Loans

  • Purpose: long-term, fixed-rate financing for major fixed assets
  • Maximum loan amount: $5 million per business, or $5.5 million per project for small manufacturers and eligible energy projects
  • SBA guarantee: 100% of the CDC’s debenture, which funds up to 40% of the project; a private lender funds 50% or more and the borrower contributes at least 10%
  • Maximum term: 10, 20 or 25 years
  • Eligible uses: buying, building or renovating commercial property and long-life equipment; not working capital or inventory

SBA Express Loans

  • Purpose: a faster 7(a) option in which the lender makes the credit decision using its own procedures
  • Maximum loan amount: $500,000
  • SBA guarantee: 50%
  • Maximum term: revolving lines of credit up to 10 years, including the term-out period
  • Eligible uses: working capital, equipment, refinancing and lines of credit

Since July 4, 2026, a borrower that secures its 7(a) loan first can combine up to $5 million in 7(a) financing with up to $5 million through the 504 program, for up to $10 million in SBA-backed financing. How to Leverage SBA Loans

Start by breaking down your capital needs into tangible projects—purchasing machinery, refinancing debt, or opening a new location. Identify which SBA avenue suits each objective: 504 for fixed assets, 7(a) for broader coverage, or Express for quick funding. Substantiate your plan with financial statements, revenue forecasts, and a concise business roadmap. A well-prepared application builds lender confidence, ensuring a swifter path to the funds necessary for scaling your vision.

Once funded, track how each dollar is deployed relative to your initial projections. Periodic reviews help you gauge whether expansions or equipment purchases are paying off. Stay proactive if unforeseen expenses arise; contact your lender or advisor immediately to explore adjustments like extended terms or incremental financing. Keeping an open dialogue reduces the risk of loan defaults and helps you pivot effectively. SBA loans thrive on thoughtful planning and disciplined execution, ultimately boosting both your enterprise and community.

SBA Loan FAQs

What is an SBA loan?

An SBA loan is a business loan made by a private lender, such as a bank or credit union, and partially guaranteed by the U.S. Small Business Administration. If the borrower defaults, the SBA purchases the guaranteed portion, which lets lenders work with borrowers they typically would not approve without the guarantee.

Who qualifies for an SBA business loan?

The business must be an operating, for-profit business located in the United States, be small under the SBA’s size requirements, not be an ineligible business type, be creditworthy with a reasonable ability to repay, and be unable to obtain the credit on reasonable terms from non-government sources.

How much can you borrow with an SBA loan?

A 7(a) loan can be up to $5 million and an SBA Express loan up to $500,000. The 504 portion of a project is limited to $5 million per business, or $5.5 million per project for small manufacturers and eligible energy projects. Since July 4, 2026, a borrower that secures its 7(a) loan first can combine 7(a) and 504 financing for up to $10 million.

Does the SBA lend money directly?

Not for these programs. SBA 7(a) and SBA Express loans are made by participating lenders, and SBA 504 loans are available only through Certified Development Companies working with a private lender. The SBA provides the guarantee, and you work directly with your lender rather than with the SBA.

Which SBA loan programs can finance commercial real estate?

Both 7(a) and 504 loans can finance real estate with terms of up to 25 years. The 504 program is built for major fixed assets and offers long-term, fixed-rate financing with a borrower contribution starting at 10%, while a 7(a) loan can also combine real estate with working capital or other uses in a single loan.
