For loans obligated in fiscal year 2026 (October 1, 2025 – September 30, 2026), the guarantee is 85% for loans under $5 million and 80% for loans of $5 million to $25 million.
- FSA loans: the Farm Service Agency guarantees farm loans from USDA-approved commercial lenders of up to $2,558,000 to help family farmers and ranchers buy farmland or finance agricultural production.
- Agricultural bridge loans: short-term, interest-only bridge programs with 12 to 36 month terms for real estate acquisition, business acquisition, business expansion, equipment purchases and debt refinancing.

The Farm Service Agency guarantees loans from USDA-approved commercial lenders to help family farmers and ranchers buy farmland or finance agricultural production. USDA Rural Development’s Business & Industry (B&I) program guarantees loans that improve, develop or finance business, industry and employment in rural communities.
What is the difference between USDA B&I and FSA loans?
FSA guaranteed loans serve family farmers and ranchers: the applicant must be the owner-operator or tenant-operator of a family farm after the loan is closed, and FSA currently guarantees loans of up to $2,558,000. USDA B&I loans serve businesses such as manufacturing, wholesaling, retailing and services in rural communities, with up to $25 million in B&I guaranteed loans per borrower. Agricultural production qualifies for B&I only when it is not eligible for FSA farm loan programs and is part of an integrated business that also processes agricultural products.
Does my business have to be in a rural area?
For a USDA B&I loan, the project must generally be located in a rural area: any area not in a city or town of more than 50,000 inhabitants and not in the urbanized area contiguous and adjacent to such a city or town. Limited exceptions apply to certain cooperative and local foods projects.
Can agricultural loans be used to buy land?
Yes. FSA Farm Ownership loans may be used to purchase farmland, with terms that cannot exceed 40 years.
